Lately, I’ve been watching US home prices with a close eye—especially as the numbers tell a more complicated story than just the usual headlines about rising prices. In Q2 2026, prices kept inching up on paper, but one of the major federal indexes actually flatlined from mid- to late-quarter after adjusting for seasonal shifts. Year-over-year, national appreciation hovered around 1.5% in late Q2, a bit better than the 1% we saw earlier in the quarter, but still trailing inflation by nearly 2 percentage points (with inflation running closer to 3.5%).
That means that, in real terms, home values actually slipped for the thirteenth month in a row—even though the pace of that erosion is slowing thanks to both lower inflation and steadier price gains. Interestingly, despite these real-value pressures, one federal measure has recorded positive annual gains every quarter since early 2012. So, while nominal prices have shown real resilience, affordability remains a pressing concern.
For many first-time buyers here in Biloxi and beyond, higher monthly payments on existing single-family homes are making it tougher to take that first step. Having helped so many local families navigate these shifts over the years, I know how important it is to balance dreams with the realities of the current market. As always, I’m committed to offering grounded advice and a listening ear, so you can make confident decisions about your next move.
