New Listings Rise as Summer Comes to a Close
As summer winds down, we’re seeing a notable shift in the market: new home listings across the U.S. have bumped up by 1.2%, reaching a three-month high. At the same time, pending sales have dipped 1.3%, now sitting at their lowest point since March. The median asking price edged down just 0.1%, though the median sale price is still 1.8% higher than this time last year—even with higher mortgage rates and a bit of economic uncertainty in the air.
After 23 years of helping folks in Biloxi navigate these ups and downs, I know firsthand how every season brings its own opportunities (and challenges). Whether you’re thinking about making a move, investing, or simply keeping an eye on trends, my focus is always on sharing what matters most so you can make the best decisions for your future—rooted right here at home.

Why Buyers and Sellers Are Stuck
Lately, the Biloxi market feels like it’s at a standstill—and after 23 years helping clients buy and sell here, I can tell you this isn’t just your imagination. Higher mortgage rates mean monthly payments are tougher to justify, so many buyers are pressing pause on their home search. We’re seeing this play out with fewer pending sales: folks are out looking, but fewer are making offers. On the other hand, homeowners who locked in a lower rate are understandably reluctant to give up those affordable payments, so many are choosing not to list at all. That leaves us with a housing stalemate—buyers want better payment options, and sellers aren’t eager to let go of their great loans. Whether you’re dreaming of your first home or weighing the timing of an investment, it’s a unique moment in our local market. My approach has always been rooted in understanding what matters most to you and finding the right path forward, even when things feel stuck.

US Home Prices Face Real Value Erosion
Lately, I’ve been watching US home prices with a close eye—especially as the numbers tell a more complicated story than just the usual headlines about rising prices. In Q2 2026, prices kept inching up on paper, but one of the major federal indexes actually flatlined from mid- to late-quarter after adjusting for seasonal shifts. Year-over-year, national appreciation hovered around 1.5% in late Q2, a bit better than the 1% we saw earlier in the quarter, but still trailing inflation by nearly 2 percentage points (with inflation running closer to 3.5%).
That means that, in real terms, home values actually slipped for the thirteenth month in a row—even though the pace of that erosion is slowing thanks to both lower inflation and steadier price gains. Interestingly, despite these real-value pressures, one federal measure has recorded positive annual gains every quarter since early 2012. So, while nominal prices have shown real resilience, affordability remains a pressing concern.
For many first-time buyers here in Biloxi and beyond, higher monthly payments on existing single-family homes are making it tougher to take that first step. Having helped so many local families navigate these shifts over the years, I know how important it is to balance dreams with the realities of the current market. As always, I’m committed to offering grounded advice and a listening ear, so you can make confident decisions about your next move.

Why Global Investors Watch America’s Cash Home Sales
One trend I’ve been keeping an eye on—especially here in Biloxi—is the steady rise in cash home sales across the U.S. Right now, about 25% of existing home purchases are made with cash. That’s significant, and it tells us a lot: sometimes it signals strong demand and healthy competition, especially as prices climb. Other times, when sales volume dips, it points to buyers facing financing hurdles—often shaped by local market shifts and even international interest. After 23 years helping folks buy and sell in our community, I’ve learned that understanding these patterns is key—whether you’re looking for a place to call home or making your next investment. Each sale is more than a number; it’s a story about what’s happening in our neighborhoods and beyond.

Biloxi Buyers Have Leverage
Biloxi’s real estate market is giving buyers a little more leverage. With 5.8 months of supply and inventory up 4.3% year over year, shoppers have more opportunities to compare homes and negotiate favorable terms. Properties are taking about 42 days to sell, while the average closing price is 96.6% of the original list price—an indication that thoughtful offers may be possible. Still, strong pricing keeps the market balanced, so buyers should be prepared to act when the right property appears. A local real estate professional can help evaluate value, structure an offer, and navigate the next step.
